The 104th General Assembly of Illinois kicked off on January 8th, marking a return to legislative normalcy after years of disruption due to the pandemic and Senate chamber renovations. As usual, the new session brought a flurry of bill filings that could affect community associations, prompting the CAI Illinois Legislative Action Committee (ILAC) to jump into action. ILAC, co-chaired by Brian Butler and Pat Costello, includes a dedicated group of returning members who are actively reviewing proposed legislation and engaging stakeholders to protect the interests of community associations across the state.

On February 21st, a lively legal panel at the CAI Illinois Conference and Expo reviewed recent legislative changes and discussed new proposals, including those related to Reserve Studies. Shortly after, volunteers from CAI Illinois—including board members, attorneys, and community managers—participated in the 2025 Lobby Day in Springfield to meet legislators and advocate for the needs of community associations. These efforts underscore ILAC’s commitment to education, collaboration, and advocacy. While the legislative year began with a fast pace, ILAC is fully prepared for the long road ahead in ensuring the voices of community associations continue to be heard.
