The Habitat Company is seeking a Community Manager for 899 S Plymouth Ct, Chicago, IL 60605 (condo).

The Community Manager is accountable for all property operations. The purpose of the Community Manager is to effectively manage and coordinate persons, activities and available resources in order to accomplish property objectives as set forth by the Regional Manager and The Board of Directors. These objectives will include maximizing property values and maintenance of the property’s mechanical systems.

Responsibilities and Duties

  • In conjunction with the Regional Manager, the Community Manager will assist in formulation of budgets for each upcoming calendar year.
  • Ensure that all assessments and other income are collected when due, and posted in a timely manner.
  • To enforce collection policies and procedures as established by the Board of Directors.
  • Constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance. Manager is responsible for approving and submitting all invoices to Regional Office for payment.
  • Maintains the community association’s records.
  • Attends scheduled corporate management meeting or board meetings as required.
  • Prepare materials for organizing and participating in meetings of the community association, the board, and any committees.
  • Provide guidance and advice to the board and to the community association on policy issues.
  • Manage the community association’s employees and contractors.
  • Ensures that owner files are complete and that completion leases is being executed properly.
  • Reports all liability and property incidents to the Chicago Regional Office immediately. Insures that all worker’s compensation claims are reported and proper paperwork is completed.
  • Hires, terminates, trains, motivates and supervises all on-site staff in order to achieve operational goals of assigned property. This includes new employee indoctrination, annual performance reviews, review and approval of timesheets, instructing and advising on-site staff of employee procedures and guidelines.

Qualifications and Skills

  • Must have background in supervision and successful track record of accomplishment.
  • Experience working as a Community Manager in a condominium high rise building.
  • Experience with budget development and capital projects.
  • High level of professionalism and customer service.
  • State of Illinois Community Association Manager License.
  • Accredited resident manager or similar designation such as the Community Association Manager (CAM) OR Certified Manager Community Associations (CMCA).
