 With nearly 600 townhome and coach home units, our community is one of the largest in the Northwest suburbs of Chicago. We pride ourselves on being self-managed and are not affiliated with a management company.

Job Description:

We have an immediate need for a full time on site Property Manager to join our team. This is an opportunity for a hands-on individual who excels in training, overseeing, and managing staff and workflow, while taking an active role in facility maintenance.. The Property Manager reports to the Board of Directors of the Home Owners Association and will be responsible for the day to day management, operation, and appearance of our nearly 600 unit community located in the Northwest Suburbs of Chicago. The Property Manger provides direct management, direction, and leadership to a staff of 5-6 maintenance and administrative personnel. The ideal candidate will have at least 5 years of community association management as well as CAI certification.

Responsibilities:

Major areas of responsibility include:

1: Management and maintenance of grounds, amenities and facilities.

2: Management of personnel, contractors and vendors.

3: Perform annual performance reviews of personnel.

4: Management of financial activities (e.g. budget planning, planning community maintenance objectives based on budget.)

5: Support and interact with the Board of Directors and provide effective communication with all homeowners.

6: Active participation in maintenance of amenities, facilities and grounds.

Competencies :

Industry Focus - Must have a well-rounded understanding of community associations, contract negotiation and supervisory level constructions skills.

Customer Focus - Dedicated to meeting or exceeding the expectations and requirements of homeowners; develop a relationship with, and gain their trust and respect.

Management Focus - Manage a staff of maintenance employees as well as an office administrator.

Drive for Results - Can be counted on to exceed goals, meet the bottom line & motivate self and others for results.

Planning and Organizing - Establish course of action to accomplish goals, develop plan for achieving results, can orchestrate multiple activities at once to accomplish goals, use resources effectively and efficiently, measure performance against goals, and evaluates results.

Accountability - Hold subordinates accountable for their actions or inactions.  Able to report performance metrics to board of directors.

Time Management - Use time effectively and efficiently, establish priorities, get more done in less time than others, can attend to a broad range of activities.

Financially Astute - Thorough understanding of accounting principles including reading and understanding financial statements, budgeting and forecasting.

Interpersonal Skills - Relate well to all kinds of people, inside and outside the organization, build appropriate rapport, build effective relationships, treat everyone with dignity & respect.

Written/Oral Communications - Able to write and speak clearly in a variety of communication settings and styles.

Problem Solving - Use logic and methods to solve difficult problems with effective solutions; look beyond the obvious and will not stop at the first answers. Think "outside of the box" for solutions.

Computer Literacy - Must have at least a working knowledge of MS Office and Internet Explorer.
